How to Pay KMC Property Tax Online?

Steps to Pay KMC Property Tax Online in 2025

  1. Go to the KMC Official Website.

  2. On the right side column, click on Make Online Payment. A drop down list will appear, click on Property Tax >> All Bills.

  3. Here, you will see different options such as:

    Outstanding LOI: For bills that have not been paid.
    Fresh Supplementary (FS): Bills issued after changes to previous ones.

  4. After entering your details, the system will display the total amount due along with additional information such as:

    Quarter Range
    Interest
    Penalty Amount

  5. Click on the ‘Pay’ option to proceed with the payment. The total payable amount will be displayed on the next page. You can choose your preferred payment method.

  1. Go to your nearest KMC office or the main municipal corporation building in Kolkata.

Property Location (Road Width)

  • Narrow Roads (≤ 2.5m): Lower MF of 0.6, reducing tax liability.
  • Moderate Roads (>2.5m but ≤3.5m): MF of 0.8.
  • Standard Roads (>3.5m but ≤12m): MF of 1, maintaining the base BUAV.
  • Wide Roads (>12m): Higher MF of 1.2, increasing tax liability due to better accessibility and higher property value.

Building Age

  • Older Buildings (>20 years): Standard MF of 1.
  • Mid-Age Buildings (20-50 years): Slightly reduced MF of 0.9.
  • Newer Buildings (<50 years): Lower MF of 0.8, encouraging investment in modern properties.

Occupancy Status

  • Tenant Occupied, Tenancy ≤ 20 Years:
    • Non-Residential Purpose: MF 4
    • Residential Purpose: MF 1.5

  • Industrial/Manufacturing, Shops (<250 sq. ft.), Restaurants: MF 2
  • Multiplexes, Malls, Commercial Shops: MF 6
  • Night Clubs, Offsite ATMs, Towers, Hoardings: MF 7
  • Offices, Banks, Hotels (5-Star or More): MF 5
  • Vacant Land Up to 5 Katha (Not Falling Under Above Categories): MF 2

  • Tenant Occupied, Tenancy ≤ 20 Years, Residential Purpose: MF 1.5
  • Pucca Properties: MF 1
  • Special Projects by IG, Apartments with Covered Space > 2000 sq. ft.: MF 1.5
  • Open and Covered Parking Spaces and Garages: MF 0.8
  • Semi-Pucca: MF 0.6
  • Kutcha: MF 0.5
  • Common Areas: MF 0.5

How to Verify Your KMC Tax Payment Status?

  1. Visit the KMC Official Website:
    • Navigate to the Kolkata Municipal Corporation’s official website.
  2. Access Online Services:
    • On the left-hand side panel, click on the ‘Online Services’ tab.
  3. Select Assessment Collection:
    • From the dropdown, choose ‘Assessment Collection’.
  4. Choose Check Payment Status:
    • In the redirected page, select ‘Check Payment Status’ from the left-hand menu.
  5. Enter Assessee Number:
